Every rental website in the Netherlands, compared by how many homes it actually lists
Rental websites in the Netherlands compared on 13,983 homes: how many each site lists, how many only it has, and the median asking rent on each.
The three big rental websites in the Netherlands are Huurwoningen, Pararius and Funda, and between them they carry most of the market. They do not carry all of it: of the 13,983 homes listed across the 20+ sites we crawl in the last 90 days, 8,027 (57%) appeared on one site only. The table below counts, for every site, how many homes it listed, how many nobody else had and the median rent on it.
Rental websites in the Netherlands, counted
Homes first listed 29 June to 26 September 2026, short-stay excluded; a home on several sites is counted once. "Share of all homes" divides by the 13,983 total, so the shares add up to more than 100%. "Only on this site" is the share of all 13,983 homes that no other site we crawl carried. "Also on another site" is the share of the site's own homes that appeared elsewhere too.
| Site | Homes listed (90 days) | Share of all homes | Only on this site | Also on another site | Median asking rent |

Relocify listing index, homes first listed 29 June to 26 September 2026, short-stay excluded; a home on several sites counted once. The median rent per city, from the same listings, is in average rent in Amsterdam and 12 Dutch cities.
Huurwoningen carried two thirds of everything, and 4,267 homes, 30.5% of the market, appeared there and nowhere else. Pararius and Funda each carried a third to a half, but most of what they list is also somewhere else. Some small agency sites list homes nobody else has: Verra Makelaars listed 170 homes and 156 of them were on no other site. Rooms are not counted here; for a room rather than a home, Kamernet is the site to check. HousingAnywhere, OnlyExpats and Rentola are not in our index, so they are not counted here.
The best rental websites in the Netherlands for most people
Huurwoningen.nl listed the most homes (9,327) at the lowest median rent in the table, EUR 1,875, so cheaper homes land there more often. Searching is free with an account; responding without limits needs a paid Premium account.
Pararius listed 6,075 homes at a median EUR 2,295, and 80% of them also appeared on another site.
Funda listed 4,736 homes at a median EUR 2,200, and 1,586 of them were on Funda alone.
Check all three and you have seen most of the market. Skip Huurwoningen and you miss the 30.5% of homes listed only there.
Pararius vs Funda
Pararius listed more homes than Funda in the 90 days, 6,075 against 4,736, at a higher median rent, EUR 2,295 against EUR 2,200. Overlap runs the other way: 80% of Pararius homes also appeared on another site, against 67% of Funda homes, so Funda had more homes of its own, 1,586 against Pararius's 1,238. You need both: Pararius shows you more homes, Funda more homes that nobody else has. Neither replaces Huurwoningen, where the median rent is lower.
Agency sites: rental sites in the Netherlands you have not heard of
Nine of the thirteen sites in the table are letting agents' own websites: 123Wonen, VVA, Interhouse, Verra Makelaars, Interimmo, Rotterdam Apartments, Grand Relocation, Amsterdam Housing and Rotsvast. Each carried under 3% of all homes, and some list homes nobody else has: Verra Makelaars had 156 of its 170 homes on no other site, 123Wonen 282 of 373, Rotterdam Apartments 50 of 73.
An agent letting a home for the landlord may not charge you, the tenant, mediation costs. The Dutch government's own answer is at Rijksoverheid: must I pay mediation costs?.
Why speed matters more than the site
A listing gets its first viewing a median 6 days after it appears. A home that a Relocify customer rented had been online a median 30 days when it was rented (26 days in Amsterdam), across 251 rentals in 2026. About 4,000 new private-sector rentals appear each month nationally. Seeing a listing in its first days, with your documents ready, counts for more than which site showed it to you. The document list is in rental application documents, and the whole process is in renting in the Netherlands as an expat.
Check every site at once
Every home counted in this table was found by Relocify's crawler, and that is what Relocify Alerts gives you: every listing from the sites above in one feed, duplicates removed, filtered to your search, with an alert when a match appears. From EUR 29 a month. If you cannot attend viewings yourself, book a free consultation and a Relocify agent runs the search; the plans are on the pricing page.
