The average rent in Amsterdam is EUR 2,475 a month, the median asking rent across 3,128 listings that went live in the last 90 days; the Netherlands median is EUR 1,950 across 11,793 listings. The figures come from Relocify's own listing index, which merges the 20+ rental portals and agency sites we crawl, counts each home once and excludes short-stay. The table below gives the same for 13 cities, with rent per square metre and the change on the same 90 days of 2025.

Average rent in Amsterdam

Amsterdam's median asking rent of EUR 2,475 is EUR 525 above the national median. Per square metre it is EUR 30.59, the highest of the 13 cities (Hoofddorp is next at EUR 27.01), on a median floor area of 78 m2. The same 90 days of 2025 gave EUR 2,495, so the median asking rent is down 0.8%; per square metre it is flat (EUR 30.56 then, up 0.1%).

Average rent in the Netherlands, city by city

Listings first seen 29 June to 26 September 2026, against the same 90 days of 2025. Private-sector listings, duplicates across portals removed, short-stay excluded. Per m2 uses listings with a floor area between 15 and 400 m2, over 95% of listings in every city.

Four cities list above EUR 2,000, all in the Randstad: Amstelveen, Amsterdam, The Hague and Hoofddorp. The Brabant cities, Breda, Eindhoven and Tilburg, list between EUR 1,450 and EUR 1,750. Per square metre, Amsterdam leads Hoofddorp by EUR 3.58, and Breda and Almere give the most space for the money at under EUR 19. The national median per square metre rose from EUR 22.17 to EUR 22.95 (+3.5%) while the median rent stayed at EUR 1,950. Cities with under about 300 listings (Hoofddorp, Almere, Delft, Breda, Tilburg, Leiden, Amstelveen) move a lot on a small sample, so treat their year-on-year change as noise.

Average rent in Utrecht

Utrecht lists at a median EUR 1,803, on 759 listings, up 3.9% on a year earlier. Per square metre it is EUR 24.10 on a 77 m2 median home, about the same as Haarlem and Leiden. Search and neighbourhoods on the Utrecht page.

Average rent in Rotterdam

Rotterdam is the second-largest market in the table, 1,102 listings at a median EUR 1,995, up 0.9% on the year. At EUR 23.05 per square metre and an 86 m2 median home, it gives more space than Amsterdam for EUR 480 less a month. See the Rotterdam page.

Average rent in The Hague

The Hague lists at a median EUR 2,250 on 967 listings, unchanged from a year earlier. The median home is the largest of the four big cities at 89 m2, which puts it at EUR 23.20 per square metre. See the page for The Hague.

Eindhoven is the cheapest of the five largest markets in the table, at a median EUR 1,650 on 535 listings, flat on the year, and EUR 19.87 per square metre on an 83 m2 home. See the Eindhoven page.

About 4,000 new private-sector rentals appear each month nationally, between 3,500 and 4,300 every month since June 2025. Earlier quarters are not shown because the set of portals we crawl changed in 2024, so they would not compare like for like.

What our agents saw in the third quarter of 2026

Medians describe the listings. What gets a viewing is a different number, and Relocify's delivery team wrote it down in its Q3 2026 market review after a quarter of searches:

  • EUR 2,000 is the floor in most cities now. Listings under it are rare even in Haarlem, Hoofddorp and Rotterdam, and asking prices kept climbing after June.
  • Amsterdam: EUR 2,000 works only with a signed contract and payslips. Renters who have not started work yet, or cannot show an employer statement, needed EUR 2,100 to 2,200 to get invited. Inside the ring the accepted offer was usually above the asking price; EUR 2,000 to 2,100 mostly landed outside it.
  • Around Amsterdam: Zaandam from EUR 1,600, Haarlem from EUR 1,700, Amstelveen apartments from EUR 2,300 to 2,500 unfurnished. Overbidding on a rare cheap listing did not help; agencies picked the strongest file or the person who came in person.
  • Rotterdam: EUR 1,900 to 2,000 in the city. Stock fell the most of any city this year, with landlords selling after the points system; what is left is mostly furnished or larger. Viewings were booked four to five days out.
  • The Hague: EUR 1,700 to 1,800 reliably brought modern homes, some from about 1,600. The cheapest listings, from housing corporations at 1,200 to 1,300, never led to an invitation.
  • Utrecht is no longer the quiet option. Amsterdam workers now search there too, and much of the stock is short-term, student-only or carries a poor energy label. Overbidding was sometimes needed.
  • Eindhoven: EUR 1,800 to 2,000, up from 1,500 to 1,600 a quarter earlier, with very little available.
  • Breda and Tilburg: one or two new listings a day; a furnished home at EUR 1,800 to 1,900 counts as cheap there.

Two things the team asks every new customer to accept: a search limited to Amsterdam proper at EUR 2,000 will be slow, and an energy label below B raises the utility bill but does not make a home unlivable.

What these rents mean for your budget

Landlords want a gross monthly income of about three times the rent, and some ask four to five times. At Amsterdam's median of EUR 2,475 that is about EUR 7,400 a month gross; at the national median of EUR 1,950, about EUR 5,850. The asking rent is not the whole monthly cost. Service costs and utilities usually come on top, and you pay a deposit up front. A listing that a Relocify customer rented in 2026 had been online a median 30 days (26 in Amsterdam), across 251 rentals.

How we calculated these numbers

  • Source: Relocify's listing index, which collects every rental listing from the 20+ Dutch portals and agency sites we crawl (Funda, Pararius, Huurwoningen, VBO, 123Wonen, Interhouse, VVA and others).
  • A home listed on several sites, or relisted, is counted once.
  • Short-stay listings are excluded. Social housing is not advertised on these sites, so every figure is private-sector (free and mid-rent).
  • Asking rent as advertised, per month, usually excluding service costs and utilities.
  • Median, not average: half the homes ask less, half more, so a few homes at EUR 7,000 do not pull the figure up.
  • Window: listings first seen 29 June to 26 September 2026, compared with 29 June to 26 September 2025.
  • Refreshed every quarter with the same query; next refresh early January 2027.
