# Housing Corporations
Learn how Dutch housing corporations work, who can apply, which documents are required, and why these rentals can offer better value than the private market.

Housing corporations mostly focus on social housing for lower-income groups, with controlled rents and eligibility based on income. But in large cities, housing corporations also manage a limited number of properties within the mid-high range rental market targeted at middle-income tenants who struggle with high rents in the private sector.

So if you have at least 3 months of payslips from your Dutch employer, municipality registration(BSN) and DigiD, a great way of renting is from housing corporations.

Pros: Properties from corporations are usually **recently built,** a couple hundred euros **cheaper** and usually **larger**.

Cons: They have stricter income requirements; they won’t even consider your application unless you provide ALL the documents they want; apartments usually come without flooring or any furnishing or appliances; the competition is incredibly high; getting an apartment is often dependent on luck or how long you have been registered as a searcher.

Basic documents needed:

- At least 3 months of payslips from a Dutch employer
- DigID + often MyQii app
- Employer statement from HR
- Bank statements from the last 3 months(showing salary was deposited)
- Proof of municipality registration(BRP)
- Previous landlord statement
- Passport scan

Below is the list of housing corporations and information on how to rent from them.

## Housing Corporations
**Vesteda**: Often work on the basis of “first come-first serve”.

**MVGM**: They use a lottery system to choose candidates for viewings.

**Bouwinvest**: They have limited stock of properties in the free sector. If you’re single and your income is above 48,000eur you can only rent homes with rent above €1,158. You must have a MyQii account & they will do careful verification and credit check. Without history of income in the Netherlands it’s not likely to be chosen.

**Wooove**: Wooove is accomodating to relocation clients and you are able to connect directly with their rental team in tandem with their tenant registration portal. For single person, the income requirement is 4x, for a couple it is 5x. They publish some apartment on Funda and Pararius.

**Holland2stay**: They use a lottery system to assign properties. Sometimes you don’t have a chance to view the property beforehand, you apply blindly. Standard list of documents applies.
