## What is in the report
- Average rent in the homes our clients signed rose 19% from 2023 to 2026, from €1,838 to €2,180 a month.
- A 2023 housing allowance is now about €342 a month short of today's average rent.
- 1-bedroom rent in Amsterdam is up 24% since 2023, 2-bedroom rent up 31%.
- Only 1.2% of rental listings are real, self-contained studios: about 1 in 100.
- Furnished 1-bedrooms cost up to €332 a month more than unfurnished ones (Den Haag).
- Employees earning under €60,000 spend 32% of gross income on rent.

It also covers unfurnished and furnished rents for 1-, 2- and 3-bedroom homes in 11 cities, Amsterdam by district, overbidding since the Affordable Rent Act, and five takeaways for your next offer letter.

## Where the numbers come from
1,057+ verified rentals: real signed leases from relocating employees we supported with housing between January 2023 and October 2026, plus asking prices from 50,000+ private-market listings. Social housing and other rentals newcomers can't access are left out, so the figures show what a relocating employee will realistically pay.
